Los Angeles Duplex Housing in Sawtelle

Working with a new client, Bittoni Architects approached this investment duplex in Los Angeles’ Sawtelle neighborhood with a modern and minimalist interpretation of a traditional, picturesque home. Totaling 4,475 square feet, the ground-up project is the first duplex development on its block. The site sits within a neighborhood composed of older homes from the 1920s through the 1950s, along with a growing mix of contemporary new construction. Although the owner initially planned to occupy the rear unit, the striking design generated significant interest after its completion in Q3 2022, leading the owner to rent both units.

Design Inspiration + Massing

For the two standalone units, Bittoni Architects’ Principal, Mark Bittoni, envisioned a property that felt familiar yet distinctly modern. The design begins with an iconic pitched roof—a silhouette universally associated with “home.” Crafted in matte black asphalt shingles, the roof form grounds each structure and demonstrates how a classic architectural gesture can feel both timeless and unexpected. Light pine siding and white stucco create a warm, inviting façade that draws visual interest without disrupting the residential character of Sawtelle, a neighborhood best known for its vibrant food scene.

Large windows with black frames bring generous natural light into both units, while skylights introduce daylight deep into the interior. With no shared walls, the homes operate as fully independent residences. A private front patio serves the street-facing unit, while the rear unit enjoys access to an enclosed courtyard between the two structures.

Interiors + Materiality

Inside, the serene exterior transitions seamlessly into a gallery-like interior. Oak wood floors anchor the space, while the angular geometry reinforces the project’s contemporary language. The kitchen becomes a sculptural moment, echoing the matte black of the roof with monochromatic counters, appliances, and a large island that doubles as seating. This space opens into a bright dining area and living room where a soft, curved wall introduces a subtle counterpoint to the crisp architectural lines.

Upper Level + Private Suites

The second floor features two secondary bedrooms and a master suite. At the top of the stairs, two large windows—one vertical, one set within the pitched roofline—fill the landing with light. Four custom oak closet doors line the adjacent wall, adding warmth and texture. The primary bathroom continues the project’s quiet elegance, featuring a double vanity with white Neolith countertops, laminate wood cabinetry, a walk-in shower clad in white subway tile, and an oval soaking tub that reinforces the home’s airy, spa-like atmosphere. Light gray tile floors reflect sunlight that pours in from the windows and skylight.

Living Experience + Architectural Impact

Throughout the duplex, Bittoni Architects achieves a balance of modern design, comfort, and warmth. Large windows, skylights, and framed views bring light from every direction, emphasizing how thoughtful architecture shapes the way people experience home. Purdue demonstrates how strategic design decisions—rooted in simplicity, proportion, and material clarity—can elevate everyday living while contributing meaningfully to Los Angeles duplex housing.
