Matteson12602
Located in Venice, Matteson12602 is a 21-unit multifamily development designed to bring clarity, light, and sculptural presence to a tight Westside infill site. The building is shaped by a series of clean plaster volumes and a prominent carved-out central void that defines the circulation spine and gives the project its architectural identity.
Design + Massing
The massing is organized around a deep, carved central volume that houses the open-air stair and corridors. This recessed space allows daylight and ventilation to reach the interior of the building and creates a dynamic visual break in the façade. A metal screen partially wraps the stair, adding texture, shadow, and a subtle play of transparency against the smooth stucco surfaces.
Recessed balconies extend from many of the units, providing private outdoor space while helping to articulate the building’s form. Angular upper volumes and strategically placed window openings create depth and rhythm as the building steps upward.
Residential Experience
The 21 units are planned for efficient, modern living with layouts oriented toward natural light and airflow. Windows are positioned to capture daylight across the carved-out circulation void, pulling light deeper into the building and reinforcing a sense of openness. Materials remain simple and warm, keeping the interiors clean and livable within the density of the urban setting.
Urban Infill Strategy
As a Venice infill project, Matteson12602 adds needed residential density while maintaining a modest street presence. The carved circulation volume, metal screening, and sculptural massing give the building a contemporary identity without overwhelming the neighborhood. The project demonstrates how thoughtful multifamily design can elevate density, privacy, and livability on constrained urban lots.
Matteson12602 reflects Bittoni Architects’ commitment to clean proportions, daylight-driven design, and contextually grounded multifamily housing in Los Angeles.
