Los Angeles TOC Housing in Larchmont
This project is an early example of Los Angeles TOC housing, located in the Larchmont neighborhood just south of the 101 Freeway. The building includes 16 units, with two reserved for extremely low-income residents under the Transit Oriented Communities Affordable Housing Incentive Program. The project sits within a half-mile of the Metro Red Line, encouraging transit use and reducing car dependency.
Design + Massing
The four-story building is composed of two apartment volumes arranged around a central courtyard. This layout improves airflow, brings daylight into the interior, and creates a shared outdoor space for residents. Balconies line the front façade and frame long views toward the Hollywood Sign and the hills beyond. These features give the building a clear identity while softening its overall mass.
Neighborhood Growth
The Larchmont area has seen steady growth in multifamily development. As a result, this project adds much-needed density in a location that can support it. The site’s walkability and access to transit make it ideal for new Los Angeles TOC housing. The design aligns with the neighborhood’s evolution and contributes to a more connected urban community.

The building includes co-living units and traditional layouts, offering a mix of housing types for a wide range of residents.
